​Pre-Listing / Sellers Inspection

Scheduling a Seller’s Inspection service will provide you with an important heads-up about any existing defects and give you the opportunity to repair items before buyers get involved. It will also put you in a much better position to effectively communicate with any interested buyers. There are many other perks associated with a Pre-Listing/Seller’s Inspection, including:
  • Find out about potential deal breakers in time to correct them.
  • Avoid surprises when a buyer has the home inspected
  • Some buyers may choose to waive their home inspection based on the results of the Seller’s Inspection.
  • You’ll have the opportunity to assist the inspector
  • Have time to gather competitive bids for necessary repairs instead of dealing with rushed, over-priced bids obtained by the buyer.

Mold Testing

Molds produce allergens (substances that can cause allergic reactions), irritants, and in some cases, potentially toxic substances (mycotoxins). Inhaling or touching mold or mold spores may cause allergic reactions in sensitive individuals. Mold can also cause extensive damage to your home and remediation/repairs can be very costly. Protect your families health and your future investment by adding a mold test to your home inspection. It’s better to be safe than sorry!

Radon Testing

Radon is a colorless and odorless naturally occuring radioactive gas that seeps from the soil into buildings through cracks and other openings in foundations or walls in contact with the soil. The National Academy of Sciences estimates that Radon causes between 15,000-22,000 lung cancer deaths each year in the United States. The NJDEP recommends that all home owners test their homes for radon. We recommend adding a short term radon test to all home inspections. Tests typically last 2-6 days and testing devices will be hand carried to the laboratory for analysis to ensure quicker turnaround time for results.

Wood-Destroying Insect Inspection

It is estimated that Wood-Destroying Insects (WDI) such as termites are responsible for damages of up to $5 billion annually. The Eastern Subterranean Termite is the most destructive breed and is also the most prevalent in our area. We provide you with a thorough WDI inspection accompanied by an NPMA-33 form detailing our findings. Some mortgage lenders require an NPMA-33 form to qualify for a loan through their programs. Protect your investment by adding WDI inspection services to your home inspection. Drone Inspection: Using an aerial drone allows us to focus on the buildings roofing system and any potential issues that may be present. Having the eye in the sky is an added level of security and can help us to see areas that may not be visible to the naked eye. Many inspectors use binoculars from ground level while we use modern technology to enhance our capabilities.

Infrared Inspection

Thermal imaging is a useful resource when it comes to inspecting homes. It can allow the inspector to find potential areas of concern not visible to the naked eye. By seeing temperature differences with a thermal camera a home inspector may be able to identify moisture issues, sources of energy loss and other possible problems with the home. All home inspections include thermal imaging at no additional cost
